EIGHTEETH CENTURY COTTAGE & ANNEXE RENOVATION

SOMERSET

The unoccupied eighteenth century detached double bay fronted 3 bedroom country cottage featured an existing separate annexe to the rear, all in need of significant renovation and a new off mains foul drainage system. 

Our client obtained planning permission for the extension of both sides of the property in order to provide a large open plan kitchen-diner to the three bedroom cottage and an additional ground floor bedroom to the annexe, allowing the annexe to be completely separated as a stand alone two bedroom dwelling. The modern flat roof kitchen extension to the main cottage featured expansive glazed bi-fold doors, linking the new sunken outdoor patio areas with the kitchen extension and a large central rooflight maximised natural light within the space. The nature of the extension necessitated significant structural steelwork to allow removal of the existing rear wall of the cottage together with forming the framework for the new extension. Existing ground floors were excavated and replaced with new insulated floors, incorporating wet underfloor heating systems to work most efficiently with the new Air Source Heat Pump heating installations. The entire property was completely re-wired and re-plumbed to current regulatory standards and allowing the complete separation of the two dwellings. First floor structures were replaced to regularise floor levels and facilitate the new internal layouts and first floor ceilings were raised to form vaulted ceilings, insulated to modern standards, giving a feeling of significant extra space in the bedrooms and bathrooms and improving the thermal efficiency of the dwellings. 

The dwellings were finished to a high standard according to our client’s requirements and chosen finishes, resulting in two characterful properties with the convenience, practicality and efficiency of a modern home.
